If there is one subject that comes up time and again when we talk to families looking for a home in Worthing, it is schools.
And it is easy to understand why.
Worthing is fortunate to have a fantastic choice of Primary and Secondary Schools, with highly regarded schools spread across Broadwater, Tarring, Goring, Durrington, Salvington, central Worthing and the surrounding areas.
For homebuyers with children, that can make the search for a property about much more than bedrooms, gardens and parking. The location of the right home in relation to a preferred school can be one of the biggest considerations of all.
In fact, research published by Santander in 2025 found that 73% of parents would be prepared to pay extra to live within the catchment area of a good school. The previous year's research identified an average 5% house-price premium around top state primary schools outside London.

Davison Church of England High School for Girls received an Outstanding overall judgement following its June 2024 Ofsted inspection.
Even more impressively, Ofsted judged the quality of education, behaviour and attitudes, personal development, and leadership and management all Outstanding.
For families considering the eastern and central parts of Worthing, Davison's reputation inevitably makes the surrounding residential neighbourhoods particularly interesting.
St Oscar Romero Catholic School – Outstanding judgements across the board
Over in Goring, St Oscar Romero Catholic School produced a superb set of findings at its April 2025 Ofsted inspection.
Under Ofsted's newer inspection system, the school did not receive one overall effectiveness grade. Instead, inspectors judged. quality of education, behaviour and attitudes, personal development, leadership and management and sixth-form provision all Outstanding.
That makes this part of Worthing especially attractive for families looking west of the town centre, alongside the area's beaches, railway stations, parks and thriving local community.

Worthing High School – Good
Worthing High School continues to be rated Good, with its latest Ofsted report published in April 2025.
Its South Farm Road location puts it within reach of some of Worthing's most popular family neighbourhoods, including Broadwater and Tarring.
Bohunt School Worthing – Good
Bohunt School Worthing is also currently rated Good by Ofsted. Its most recent full school inspection took place in October 2023.
Situated on Broadwater Road, it is another reason Broadwater remains such an interesting location for family buyers.

St Andrew's CofE High School – Good
St Andrew's CofE High School is currently rated Good, with its latest Ofsted report published in June 2023.
Together with Bohunt, Worthing High and the area's excellent primary provision, it means families living around Broadwater and central Worthing have an impressive selection of schools close at hand. Durrington High School – Good
Heading west, Durrington High School is currently rated Good, following its most recent graded inspection.
Durrington, Salvington and West Durrington have long been popular with families thanks to their combination of schools, parks, larger family houses, access to the South Downs and good road links.

Of course, the school conversation often begins many years before GCSEs.

Among the schools worth knowing are Thomas A Becket Infant and Junior Schools, Springfield Infant School & Nursery, Broadwater CofE Primary, Whytemead Primary, Homefield Primary, West Park CofE Primary, Vale School, Durrington Infant and Junior Schools, The Laurels and St Mary's Catholic Primary, among others.
The latest Ofsted information paints an encouraging picture across much of the town.
Whytemead Primary School is rated Good, as is Homefield Primary School and SSC.
West Park CofE Primary is rated Good, following its latest report in May 2025.
Vale School is rated Good, while The Laurels Primary School is also rated Good.
Durrington Junior School is rated Good, adding to the attraction of Durrington and Salvington for families looking for a long-term home.
And St Mary's Catholic Primary School is rated Good, following its latest inspection report in June 2025.
For some schools inspected more recently, parents will notice that Ofsted's reporting format has changed, so it is always worth reading the latest report itself rather than relying solely on an older headline grade.
Thomas A Becket and the enduring appeal of Tarring
One Worthing school catchment that comes up particularly frequently in the local property market is Thomas A Becket.
Tarring is already one of Worthing's most attractive family neighbourhoods, with its village atmosphere, historic buildings, parks, local shops, railway access and excellent position between the town centre and the A27.
Add popular schools into the mix and it isn't difficult to see why houses here can attract considerable interest.

Broadwater deserves a special mention because of the sheer concentration of education nearby.
Bohunt School Worthing, St Andrew's, Worthing High and a selection of primary schools are all within this wider part of town.
For buyers who want a family home with access to shops, parks, transport and a broad selection of schools, Broadwater understandably remains high on many lists.
Goring and west Worthing: schools, sea and space
For many families, Goring offers the classic Worthing combination: excellent access to the coast, plenty of green space, convenient railway connections and strong schooling.
St Oscar Romero's exceptional 2025 Ofsted findings add another compelling element to the area, while primary options across Goring and west Worthing further strengthen its family appeal.

Durrington, West Durrington and Salvington
Move a little further north and another popular family belt emerges.
Durrington High is rated Good, Durrington Junior is Good, and The Laurels Primary is also Good.
Alongside the schools, buyers are attracted by access to the South Downs, local parks, shops, the A27 and a varied housing stock.

Do Outstanding schools really increase house prices?
This is the interesting question.
There is certainly national evidence of a school catchment premium.
Santander's 2024 research calculated that homes within the catchments of top state primary schools outside London carried an average premium of around 5%, or £21,215. Its 2025 research went further and found that 73% of parents would be prepared to pay more to live within their desired school catchment.

But there is an important distinction.
We would not say that an Outstanding Ofsted judgement automatically adds a fixed percentage to every house around that school.
Property values are influenced by a combination of factors: road, property type, condition, plot, proximity to the sea or station, local amenities, supply and demand, and schools.
What a highly regarded school can do is create additional demand from family buyers for a relatively limited number of suitable homes.
And when several families want to live in the same few streets, that competition can help support prices.
A word of caution about "catchment"
This is particularly important for anyone house-hunting specifically because of a school.
Buying a house near a school does not automatically guarantee a place.
Admissions arrangements vary between schools and can take into account distance, siblings, faith criteria and other factors. Catchment boundaries and admission arrangements can also change.
West Sussex County Council provides tools for families to identify their catchment school and check current admissions information.
So our advice is simple: fall in love with the house, but check the school admissions position before you exchange contracts if a particular school is essential to your move.
